Manager Notes: I am looking for a construction manager. I need someone more electrical/controls oriented. Typically, the contractor I will utilize for the upcoming project will want to work a 6 day a week 10 hour days but they have some movement in their work based on workload.

***Some bending, lifting, climbing, prolonged walking, walking on gravel, crawling may be required

CONSTRUCTION MANAGER
General Rules & Responsibilities

1. General
1.1. The construction manager is a vital component to a successful project. This person/people guide the construction of ideas into reality while maintaining a focus to the overall goal of the Owner. This document outlines the minimum requirements for a Construction Manager.
2. Lead Construction Management for Assigned Projects
2.1. Safety leader/champion for assigned Projects
2.2. Know total project scope
2.3. Interface between OPC Project Manager and Plant Personnel with all project field activities
2.3.1. Owners Engineer
2.3.2. Plant Management and Associates
3. Safety Leader/champion for assigned projects
3.1. Ensure safety orientation is completed for each employee before performing work
3.2. Ensure each contractor completes a daily safety talk and completes daily safe work form
3.3. Make sure all LOTOs are completed by the plant when needed for project schedule
3.3.1. Communicate when LOTO requires a change in project schedule
3.3.2. Assist contractors to adjust work plan to maintain efficiencies based on LOTO needs
3.4. Make sure contractors receive all safety permits when needed
3.5. Maintain housekeeping standards expected by OPC
3.6. Initiate/own incident management process for capital projects in conjunction with Effingham Operations Leadership
3.7. Attend OPC monthly safety meeting when at plant and be a proactive participant
3.8. Participate in Safety Observation Program by entering two (2) safety observations per week minimum (manual or Electronic)
4. Know all work to be performed for the project
4.1. Proactively review project requirements and request clarification in order to ensure project details are understood by Contractors
4.2. Provide project Quality Control oversight; ensure contractor supplied equipment and installation meets project specifications and general expectations
4.3. Solicit proposals for change orders when needed.
4.4. Solicit proposals from other contractors for tasks not in any scope package or requested by project manager
4.5. Maintain collection of project drawings and insure a redline set is maintained
4.6. Ensure contractors are providing daily reports
5. Interface for all field activities
5.1. Owners Engineer Interface
5.1.1. Ensures contractors understand the submittal process and the request for information process with the Owners Engineer
5.1.2. Assist Contractors to understand the quality control process for the projects as outlined in the contract documents
5.1.3. Utilize Owners Engineer to explain design details
5.2. Project Management and Plant Management
5.2.1. Main point of contact for all Contractors working onsite
5.2.2. Coordinate project work with other work being performed at the plant
5.2.3. Ensure Contractors manage laydown areas required for project work within the plant Communicate continuously all project activities to plant personnel and Project Manager
5.2.4. Proactively introduce contractor supervision to plant supervision and associates. The construction manager becomes part of the operation of the plant
5.2.5. Attend meetings as needed to discuss project status and planning
5.2.6. Provide regular reporting to OPC Projects Manager as applicable and requested
5.2.6.1. Verbal reports as needed
5.2.6.2. Written reports daily at the end of each shift
6. Other
6.1. Project Development Assistance
6.1.1. Assist with project planning for projects in the Capital Project Hopper
6.2. May be called upon by project manager to research site conditions or potential vendors for future project
6.3. Time keeping
6.3.1. Construction manager will maintain their own time and submit timesheets for approval on Monday every week. Included in the timesheets will be any per diem and expenses associated with the work performed for the week being submitted.
6.3.2.

When multiple projects are worked on, time keeping will also need to include a sheet indicating the percent of time worked on each project. The purpose is for the Project Manager to accurately distribute cost to the appropriate accounts associated with each project.
