Edgewater is seeking qualified candidates for a Building Administrator (Facilities Management) opportunity in Richland, WA to support DOE Hanford.
POSITION DESCRIPTION
Provide support for the Hanford Site Stewardship Division in a variety of facilities management activities. This position reports to and requires close coordination of activities with the DOE Hanford Facilities Program Manager.
Building admins (BA’s) will assist each other with backup coverage in all DOE Hanford leased properties as needed to ensure all inquiries and requests made by DOE office tenants are responded to and resolved in a timely manner.
Assist with day-to-day interface and provides customer service with DOE Hanford employees and general site services contractors, Landlord/Building Manager and with the GSA Property Manager in the Stevens Center Complex (2420, 2430 and 2440) as well as for the portions of space occupied by DOE within the GSA owned Federal Building 825 Jadwin Avenue, 1838 Terminal Drive, and all occupied Mobile units on the Hanford site (subject to change) (referred to as DOE facilities).
Building administrators (BA’s) provide backup coverage in all DOE Hanford leased properties as needed to ensure all inquiries and requests made by DOE office tenants are responded to and resolved in a timely manner.
Analyze and make recommendations for the improvement of management systems
Works closely with GSA, the Lessor, and DOE Facility Program Manager. Tracks lease information with regards to square footage information, pictures, and any other important building issues. Track and maintain Auto-Cad Drawings of building floor plans of DOE facilities maps and assigned occupancy of the applicable space. Tracks and coordinates work being performed and any major shutdowns.
Coordinate, schedule, sequence, and analyze safe furniture layout of personnel moves (furnishings, files, etc.). Ensure management/union approval process is followed. Maintain furniture and property (to include but not limited to landline and digital cell phones) inventories, assist with excess of unnecessary and damaged furniture, and organize deliveries to and from and for the portions of space occupied by DOE within the GSA owned Federal Building, 1838 Terminal
Drive, and all occupied Mobile units on the Hanford site (subject to change).
Manage and assign and collect all keys to/from tenants while working closely with Physical Security, monitoring and overseeing the Facility Automated Access Controls within the KOLTS system (keys) and OnGuard (proximity) physical access control system.
Coordinate with the General Service Administration (GSA) in support of parking needs and other property matters that arise at the Federal Building (825 Jadwin Avenue, Richland Washington) for the remaining federal/direct support to federal occupants.
Assist with interface on building issues at the Richland Federal Building, 2420, 2430 and 2440 Steven Center, which include but are not limited to, building renovations/modifications, ordering services, notifications, janitorial contract, building/employee needs, modifications, carpentry services, and new wiring installation for data and electrical ports. Monitor lessor performance of all services required under the lease agreement, janitorial services, and basic contracted services, periodic service tasks (daily, weekly, monthly, etc.) and any special requests. Provides escort services when needed.
Oversee visitors, vendors, craft, and maintenance services withing the building daily.
Schedules building maintenance and repairs with Building Maintenance that affect normal building operations.
Assist with market research for associated supplies to support and maintain all property and/or building needs, complying with specific requirements. Collect data to support budgeting activities for additional building services, furniture, and special needs/ergonomic evaluations.
Helps maintain and track all IT equipment and hardware within the building identifying locations and users.
Assist in the review of DOE HFO facility procedures.
Supports implementation of building emergency program FERO (Facility Emergency Response Organization; BW, SAM & PAAs) and oversees the FERIB bulletin board postings for emergency contacts and important facility related information. Maintain and stock all first aid supplies, restock kits and work with the emergency action team as needed.
Support facility activities and projects within the building with timely notices and posted signage.
Shall perform in addition to their normal schedule, an estimated up to eight hours a month outside of normal business hours’ assistance for the Building Administrator for the Stevens Center Complex and requires the ability to be on-call and/or response for facility related activities after hours.
Participate in SSD team weekly meeting.
Manage multiple projects at one time and ensure a timely completion.
Building Admins (BA’s) are the point of contact for building tenants and Hanford Patrol BA’s will be required to respond to any potential after hours calls.
Perform duties in a competent, professional manner that meets established milestones and delivery schedules as determined by SSD.
Assist in coordinating program and project activities.
Develop tools that facilitate the tracking and assessment of program and actions.
Make recommendations for improving business processes and management systems.
MINIMUM QUALIFICATIONS
AA degree in a business field of study or three years of experience in lieu of degree.
Minimum of 5 years of experience in customer service.
Experience in facilities management and knowledge of information technology.

Ability to work independently and perform multiple tasks with dynamic priorities.
Ability to interact with diverse parties with multiple, potentially conflicting, interests.
Well-developed interpersonal skills including the ability to work with individuals and groups of diverse backgrounds in person and by telephone.
Maintaining administrative systems.
Correctly and concisely capturing issues and ideas in writing.
Working with and maintaining records.
Organizing, maintaining, updating, and reporting action lists.
Demonstrate excellent verbal and written communications skills and ability to track, document, plan and coordinate personnel and material moves.
Proficiency in Microsoft 365/Microsoft Office Suite, Teams, Excel, and AutoCAD software.
Compensation
Salary is commensurate with education and experience and may range between $70 to $110K.
